Stop 02The application
Getting your paperwork sorted
Once you’ve chosen a direction, we gather everything the lender needs and lodge your application.
Conditional approval
Almost there
The lender likes what they see but may need a few more things, such as a property valuation or extra financial information.
Stop 03Unconditional approval
The green light
All conditions are met and the lender has agreed to lend you the money for your purchase or refinance.
Loan documents
Finalising the details
When the documents arrive we check them over before you sign anything, then go through them together at a time that suits you.

Keys in hand
The lender releases the funds and the property is officially yours — or your refinance is done. Your conveyancer or solicitor works with the lender to finalise the details.
Questions about the loan process.
Can’t see your question? Call us on 1300 468 456 — there’s no such thing as a silly one.
How long does the home loan process take?
Timeframes come down to the lender. Each one works to its own turnaround times, and those shift with how busy they are, the type of loan and how quickly your documents come through. Once we know which lender suits you, we’ll tell you what to expect for that lender and keep you posted at every stop — and we do the chasing so you’re not left wondering.
What documents will I need?
Usually payslips, financial statements and identification, plus anything specific to your situation — rental statements for an investment property, or business financials if you’re self-employed. We send you a checklist so nothing is a surprise.
How we get paid (the no-surprises version)
Most of the time, you won’t pay us a cent. When your loan settles, the lender pays us a commission.
Sometimes, though, to hold your hand through the whole process the way we like to, we need to charge a fee. Some loans take a lot more of our time than the commission covers:
- Complex structures
- Smaller loans
- A lot of legwork before a lender says yes
We’d rather do that work properly than rush it.
If a fee applies to you, we’ll tell you before we start — how much, what it covers and why, in writing. You decide whether to go ahead.
You’ll never get a bill you didn’t already say yes to.
Can the whole process be done remotely?
Yes. From the first chat to signing your loan documents, everything can be organised by phone, email or video call. Plenty of our clients work away or live hours from a branch.
What is conditional approval?
It means the lender is happy in principle but needs a few more things — often a property valuation or extra financial information. We arrange the valuation and chase the conditions for you. See stop 3 above.
Ready for stop one?
